Project Profile

China State Construction Engineering Co. (No. 3) (CSCEC), on behalf of Forise Investment Australia, appointed Codicote to undertake due diligence on their 92 storey Gold Coast beachfront development in June 2018. Our due diligence offering provided guidance to both key stakeholders in their determination of the development's feasibility.

CSCEC, ranked as the world’s largest construction company, has significant international interests, with the Spirit Tower anticipated as being its largest building construction venture in Australia.

Rising 305m off the Gold Coast esplanade, Spirit was to become the tallest residential tower in Australia offering 92 levels with 479 apartments and hotel suites; 3,374sqm podium retail function areas and pool; and a level 89 rooftop pool. The projects main feature being its dynamic and changing slab profiles creating an illusion of waves travelling up the tower's height.

Codicote’s expertise in complex construction planning proved advantageous to CSCEC. The 6-level basement construction, executed prior to the towers construction, enabled the implementation of a top-down methodology which required detailed construction planning and staging to determine the overall project duration and assessment of construction preliminaries necessary to feed into construction costs.

Codicote’s due diligence input aided the final determination by both CSCEC and Forise Investment Australia to divest its interest in the development.
