Project Profile

The Broadway Shopping Centre Redevelopment consisted of a major refurbishment of Level 2 and modification to the main entry on Bay Street by co-owners, Mirvac, and Perron. Feasibility and planning for the project began in 2014 with construction scheduled to begin in late 2015 and completion 12 months later.

The centre features approximately 140 specialty stores and is located closely to Sydney University, Central Station and the new Central Park development along with Glebe, Newtown and Ultimo.

The major works involved a remix of the retail and food specialties on level 2, which was to create a “destination” dining precinct capable of operating throughout the day and extending into the evening. The adjacent mezzanine carpark level was demolished to accommodate an International Fashion Mini-Major, and the main entry to the centre from Bay Street was updated with changes to the facade, paving and awnings.

The Project Management, Construction Advice and Planning services provided by Codicote resulted in significant savings to the Project. Structural solutions were adopted that saved the client approximately $2m. Our Staging Plan allowed the construction of the works to be completed in a reduced duration, whilst minimising impact on the trading centre.

Codicote initiatives associated with value engineering the design, staging rationale, the introduction of temporary food facilities to increase income and the provision of a build solution led to the feasibility yield being doubled. The Codicote team imparted their experience to facilitate the Development Application to City of Sydney and in negotiation of Leases and Development deeds with both the incoming Mini-Major and existing Major Tenants.

Codicote was also engaged to manage defects during the defect liability period. This role includes defect identification and successfully coordinating the review and resolution of all outstanding defects in conjunction with Contractor and Principal.
