Project Profile

Codicote was appointed by Wel.Co to act as the Builders Works Client-side Project Manager to provide Construction Advice, Construction Planning, Design Management, Procurement and Construction Superintendent services whilst delivering and managing the total development programme, including infrastructure works by others.

Codicote managed the schematic design and design development with the appointed principal consultants prior to issue of the Stage 1 tender set in October 2018 to the identified builders for a D&C contract. The procurement of the builder with an executed contract was achieved by mid-December 2018.

Wel.Co have the principal role of developing the town centre component on behalf of the City of Greater Geelong. The City has a structural plan that covers 92.71 hectares, with Wel.Co owning 16.15 hectares.

The town centre precinct entails 75,000sqm of retail floor space, including one major supermarket and two mini major tenancies. Three blue chip retailers will be complemented by many specialty retail outlets, F&B, and mixed-use amenities. ‘Armstrong Creek Growth Front’ will create and deliver the civic, commercial, and social heart of the new town centre, which will also cover an overall area of 2,500ha with 22,000 new homes and 65,000 residents.

This green field site development involves recognition of the stringent master plan demands. Codicote, and other principal consultants, was central to all the critical decisions with Wel.Co and the City of Greater Geelong, especially in relation to master plan, authorities, infrastructure, storm water retention for 100- year flood compliance and stakeholder liaison.

The new community created by the development will thrive and prosper as a result of the embedded skills and experience that Codicote successfully brought to Wel.Co’s share of Armstrong Creek Town Centre.
