Project Profile

The works at 120 Spencer Street consisted of the refurbishment, fitout and services reconfigurations and metering of several levels for Mirvac and the main tenant NBN. Codicote was engaged as the client Project Manager to manage the full design, procurement and construction process including overseeing that the project was delivered on time, on budget and with all stakeholder requirements being met.

Codicote lead numerous design and value engineering workshops to minimise project costs whilst enabling the functional and aesthetic requirements of the new tenant to be met. This included buildability and services advice that lead to substantial re-use and reconfiguration of the existing fitout and services.

All this input was fundamental to the success of the project as it facilitated reduced costs and reduced construction durations that allowed the critical lease commencement dates to be achieved. Codicote was required to be present regularly to resolve and direct Concept Office Interiors and other Contractors for any procurement, design and/or construction issues that arose.

Likewise, due to the short delivery programme and concurrent leasing negotiations, staged procurement processes and area handovers were facilitated to realise a successful outcome for all parties.
